Having decided that Torquay, Jan Juc or surrounds is the best place in Victoria to live or buy a holiday house, a potential buyer then has to go about finding out as much information as possible relative to locations and values in order that they may determine a budget and search in the right spots. Driving around Torquay or Jan Juc it is not immediately apparent that there are vast differences in investment levels required from street to street and indeed, in some cases from house to house!
Naturally the quality, age, size and construction type of a house has a bearing on worth and most potential buyers have a reasonable knowledge of value in this department if the size of the home is known. The unknown factor for those new to the area is the land value which in many cases has more inherent value than the improvements thereon. Getting as much information on land value in the area is the very best way to get a handle on the variations from area to area. For example a block in Jan Juc in the upper newer areas will presently attract around $500.00 per square metre, yet a block very close to the beach in Juc can achieve upwards of 850.00 per square metre especially if ocean views are in the mix or subdivision is a possibility. Conversely, blocks further out can be secured from around $320 – $330 per square metre with distance from the beach, services and outlooks also considerations. If you are looking on the prime end of The Esplanade, you might have a chance at $2k PSM …plus.
