Greetings from the team at Great Ocean Road Real Estate, Torquay.

 In interesting article in the Herald Sun last Friday under the heading ‘The ‘burbs that buck the trend ‘. Quote – ‘ Data collated exclusively for the Herald Sun shows the top 10 areas for achieving peak median price over the past year ( 2010 ) . Torquay 30 per cent tops the list and sea-change competitor Sorrento 20 per Cent …………….’ The accompanying last quarter graph carries an asterisk rider * Fewer than 30 sales…..

 We would suggest this is in reference to settled sales as there were considerably more sales achieved in the last quarter of 2010 than 30. The report is of course great news for the market here and reflective of the future for property in Torquay, Jan Juc and surrounds. 30% appears high to us though we did have a run of top end sales from Oct to Nov 2011 which would have lifted the ‘middle sale ‘considerably. Median charts are probably more reliable over a longer period of time. Just the same – yet another Great reason to invest in this beautiful part of the Coast!

Greetings from all at Great Ocean Road Real Estate, Torquay.

A busy week for us here with some great activity on the listing and sales side. The Attunga residential Estate is generating good enquiry with deposits on four blocks and strong interest on several others. The popularity of these blocks is no doubt due to the proximity to town via Beach Rd and the lay of the land, with all blocks relatively flat.

Greetings from Great Ocean Road Real Estate, Torquay.

Torquay has seen many changes throughout 2011. Growth in the Torquay/Jan Juc area has increased to a permanent population of over 12,000. 2011 has been the year of growth and continual real estate development with the RACV complex, the relocation of the Surf Coast Shire Offices and the Torquay boat Club. These developments are helping to establish Torquay as a fantastic self sufficient community with world class facilities and local clubs for everyone to enjoy.

Over the last week, many have enjoyed a Summer Christmas in Torquay and the socialising and festivities are set to continue for New Years Eve with many events and parties set to take place in the local community. We have much to look forward to in 2012 with many more business’s small and large setting up shop on the Surf Coast.

With so much happening throughout the area, the Torquay housing market remains steady in all sectors including permanent, holiday and investment development situations. Good news from the Reserve Bank on Tuesday with a further reduction in the official cash rate of 25 basis points. We watch with interest as to the response of the major banks in passing on the cut!

We are pleased to report two excellent real estate sales amongst others for the week. 30A Beach Rd sold for well in excess of $ 700,000 and attests to the continuing popularity of Old Torquay, as the property was only on the market for two weeks! Another good sale was achieved at 21 Bass Drive, Torquay. This large and beautifully situated home offered four bedrooms, four bathrooms, three living areas, a great outdoor room and a lap pool. At mid 800’s the Vendor is delighted and the new owners cannot wait to move in!

Torquay Real Estate Open Houses October 8 & 9

The REIV is presently involved in consultation with Government in relation to the interesting issue of Mandatory Disclosure which involves the energy rating of homes for sale or lease and a potential requirement for Vendors and Landlords to pay a fee for a ‘ thermal assessment ‘ which will be provided to potential buyers and tenants. Preliminary discussion papers from Government provides six options from ‘do nothing‘ to ‘a full thermal assessment’ at a cost of about $ 824.00.

Government is suggesting that providing more information about a home will help buyers to make their choices. So, will charging a seller or Landlord a fee to provide this report result in improvements? Might one suggest that this requirement will not change how owners use their homes – they might have a very sustainable home but live a very unsustainable life in it. Please let us know if you have any thoughts in relation to this subject.

Real Estate Torquay Open Houses September 3 & 4

August is over and just where is the year going! Already we are meeting sellers gearing up for the summer and this month has seen some great listings come in (and several sell) with marketing starting over the next few weeks. Interesting statistics coming from our most recent house sales include an average sale price of $629,000 and a median (middle sale) of $581,000. Bear in mind that we did have three very high end sales for August that does affect the average. The median figure is slightly up on figures for June and July. Pretty good indicators for a winter sales season!
