Inevitably, with very strong sales over the Spring and early Summer period, stock levels (which are always tight in our area) fall, and again agents focus will turn to listings.

There are currently a number of listings in the pipeline, and some that have sold prior to even going on the market. Registering on our alerts will let you know when properties are loaded onto the web, however don’t be afraid to call from time to time as there can often be a lag period between getting the property listed and the photographs being taken and seeing the property come onto the market. This lag period can be all that is required for a very keen buyer.

Better access for Weekenders

Below is an extract from leading demographer Bernard Salt, as written in the Herald-Sun on Saturday, January 30 when asked ‘What will be the next big sea change location?’

“The biggest change over the last year with regards to access to sea change locations has been the ring road around Geelong. In one fell swoop 23 sets of traffic lights between Corio and Grovedale/Waurn Ponds have been eliminated. It is now possible for the Melbourne market to access weekenders between Torquay and Lorne more quickly. I’d watch places like Jan Juc, Anglesea and Fairhaven”.

Demand exceeds supply

Economists tell us that demand for housing in Australia has been outstripping supply since 2004, leading to rising prices even through the economic downturn. While house prices in the US have fallen by 30% since 2006, they have risen by 20% in Australia.

Part of this rise has been blamed on state governments not releasing enough land on urban fringes. The fact that town boundaries have been capped in certain areas, it should continue to drive prices up in our region for many years to come, making it a very safe long term investment.

Summer brings the crowds

With the Summer weather comes the Summer crowds, and as happens every year, the Coast is bursting with people. Thankfully, this will only last for a while, but to us agents, the effects can last for months and years. Many tourists, holiday tenants and visitors to the area at this time of the year become buyers in both the short and long term. The buyer we show around today may purchase in the next month, year or even two years! Sometimes, people purchase on their first trip and their first look. This is yet another reason why it is critical that properties for sale are priced correctly from the start. The one buyer you missed because your property is overpriced, may purchase another property nearby that is correctly priced. The longer a property is on the market, can lead buyers to ask ‘Why is this property still for sale?’ As the old saying goes: ‘Nobody wants a house that nobody wants’

NEW BUYER ASSISTANCE IN TORQUAY/JAN JUC & DISTRICTS

Having decided that Torquay, Jan Juc or surrounds is the best place in Victoria to live or buy a holiday house, a potential buyer then has to go about finding out as much information as possible relative to locations and values in order that they may determine a budget and search in the right spots. Driving around Torquay or Jan Juc it is not immediately apparent that there are vast differences in investment levels required from street to street and indeed, in some cases from house to house!

Naturally the quality, age, size and construction type of a house has a bearing on worth and most potential buyers have a reasonable knowledge of value in this department if the size of the home is known. The unknown factor for those new to the area is the land value which in many cases has more inherent value than the improvements thereon. Getting as much information on land value in the area is the very best way to get a handle on the variations from area to area. For example a block in Jan Juc in the upper newer areas will presently attract around $500.00 per square metre, yet a block very close to the beach in Juc can achieve upwards of 850.00 per square metre especially if ocean views are in the mix or subdivision is a possibility. Conversely, blocks further out can be secured from around $320 – $330 per square metre with distance from the beach, services and outlooks also considerations. If you are looking on the prime end of The Esplanade, you might have a chance at $2k PSM …plus.
