In interesting article in the Herald Sun last Friday under the heading ‘The ‘burbs that buck the trend ‘. Quote – ‘ Data collated exclusively for the Herald Sun shows the top 10 areas for achieving peak median price over the past year ( 2010 ) . Torquay 30 per cent tops the list and sea-change competitor Sorrento 20 per Cent …………….’ The accompanying last quarter graph carries an asterisk rider * Fewer than 30 sales…..
We would suggest this is in reference to settled sales as there were considerably more sales achieved in the last quarter of 2010 than 30. The report is of course great news for the market here and reflective of the future for property in Torquay, Jan Juc and surrounds. 30% appears high to us though we did have a run of top end sales from Oct to Nov 2011 which would have lifted the ‘middle sale ‘considerably. Median charts are probably more reliable over a longer period of time. Just the same – yet another Great reason to invest in this beautiful part of the Coast!

Attunga Residential Estate Beach Road Torquay Victoria

Torquay Real Estate Open Home Inspections Jan 21-22

Amid a bit of uncertainty in the world comes the good news of interest rate cuts. When the Reserve bank gave us an early Christmas present of a 25 basis point rate cut, it marked the first back-to-back monthly cut since April 2009. The December reduction alone will save the average mortgage holder – with a $ 300,000.00, 25 year loan- about $ 47.00 a month. With more interest rate cuts predicted in the coming months, this will surely help all of us enter the New Year with optimism and a smile!

Current Availabilities
Torquay Houses – 175. This represents approx 6.0 % of all houses and is an increase of around 1.0 % from the same time in 2011.
Jan Juc Houses – 34. This represents approx 2.2 % of all Juc houses and is an increase of 1.25 % from the same period in 2011.
Jan Juc Vacant Land – As of today there is not one usual size residential block of land for sale in Jan Juc.
Torquay Vacant Land – There are presently approx 136 vacant blocks of land for sale including re-sale and new developments.
Homes Advertised in the Surf Coast & Bellarine Times – 10th Jan 2012 Total – 91
In overview it appears that there is a slight increase in available stock which is reflective of the present market, though probably more a result of slowing markets elsewhere i.e. people want to come here but are facing challenging markets in their place of origin.

Happy New Year from Torquay Real Estate 2012

Torquay has seen many changes throughout 2011.
