Don’t pay any attention to The Block! This is Torquay / Jan Juc and real estate is selling well! …..and note that within a few days three of their four properties are now sold above reserve! The market is moving along nicely here with perhaps a touch of caution. It is great to see the media attention turning to the new catch cry – ‘never a better time to buy’. I clearly recall mid 2008 and the very clear drop in home sales volume here – as opposed to dramatic price drops. By late 2008, early 2009 there was a wide variety of stock available and availabilities kept rising……until around May 09 when the market reverted to normal conditions. Reserve Bank holds Interests Rates

Once again, homeowners have dodged an interest rate hike, with the Reserve Bank of Australia (RBA) leaving the cash rate unchanged at 4.75%.

Home Owners can now breath another sign of relief for the month ahead and the trend looks like it may continue with hopes that the cash rate will remain unchanged in the months to come.

Business are feeling the effects of low consumer confidence as we pay more attention to where we are spending our money. While many are managing their daily expenses it appears that investing in Real Estate and owning your own home are still high on the agenda. The Torquay Real Estate market can be defined as consistent with a steady flow of turnover in property.

Great Results seen across all sectors through the market of July as we approach Spring with high activity.

Torquay Real Estate

The Real Estate Institute of Victoria has released figures showing median prices in regional Victoria over the past year increasing by 29% in some areas and plunging by almost 8% in others.

The year’s biggest winner was the Surf Coast Shire, which had a median price increase of 29% to $600,000.

According to this month’s Herron Todd White Westpac property report, prices for vacant land in regional Victoria remain strong, due to a lack of supply and increase in demand.
