Reserve Bank holds Interests Rates

Once again, homeowners have dodged an interest rate hike, with the Reserve Bank of Australia (RBA) leaving the cash rate unchanged at 4.75%.

Home Owners can now breath another sign of relief for the month ahead and the trend looks like it may continue with hopes that the cash rate will remain unchanged in the months to come.

Business are feeling the effects of low consumer confidence as we pay more attention to where we are spending our money. While many are managing their daily expenses it appears that investing in Real Estate and owning your own home are still high on the agenda. The Torquay Real Estate market can be defined as consistent with a steady flow of turnover in property.

Great Results seen across all sectors through the market of July as we approach Spring with high activity.

Like most of Victoria, Torquay has experienced a very cold week. Looking forward we have now officially passed the half way point of Winter and have the Spring and Summer months to look forward to. Similarly household owners and mortgage holders can breathe a sigh of relief looking forward with the RBA holding interest rates where they are – for now . This is positive news for home owners across Australia and good news for those investing in real estate.

On top of interest rates being untouched, Loan Market Group Spokesman Paul Smith said “a majority of Australians are not expecting anymore interest rate rises during 2011”. Many Australians will watch with anticipation to see if the majority of Australian’s are correct in believing we will not see an increase in interest rates.

Interest rates are telling a story of steadiness in the economy and this can also be said for the real estate market in Torquay. During the month of July, Great Ocean Road Real Estate Torquay have had a steady level of buyer enquiry resulting in a consistent month of sales. We have a number of happy vendors and buyers!

If July is anything to go by we can look positively towards the months leading up to Christmas and Summer.

Torquay Real Estate Open Home Inspections July 16 – 17

Greeting from Great Ocean Road Real Estate, Torquay.

Great coastal winter conditions prevailing here with some of the biggest waves of recent times rolling in across Torquay and Jan Juc – not for the faint hearted! The Spring Creek Valley, Torquay residential development situation continues with Planning Minister Matthew Guy, giving notice of his intention to intervene and re-zone some of the land to residential. Council will be reviewing the final Torquay / Jan Juc 2040 Sustainable Futures plan at its July meeting and it may appear that regardless of Councils view or decision there will be residential development on land 1km west of Duffields Road. The Minister has requested Council respond by August 4th and it will be interesting to learn of the outcome. We will keep you posted!

Torquay Real Estate

The Real Estate Institute of Victoria has released figures showing median prices in regional Victoria over the past year increasing by 29% in some areas and plunging by almost 8% in others.

The year’s biggest winner was the Surf Coast Shire, which had a median price increase of 29% to $600,000.

According to this month’s Herron Todd White Westpac property report, prices for vacant land in regional Victoria remain strong, due to a lack of supply and increase in demand.
