1 Hallis Court Torquay was introduced to the market last Thursday night and advertised as an Auction Campaign to be conducted on March 25th Unless Sold Prior. The property was a very well presented 4 year old 3 bedroom home situated only 250m from Whites Beach in a court of only 4 other houses. On the slightly negative side 1 Hallis Court is only a 298m2 allotment, however the positioning of the home and subsequent landscape design allowed for a feeling of generous proportions. I can report that after taking the property to market last Thursday, performing 1 open for inspection and generating more than 1000 web views the property was contracted on Tuesday evening in Melbourne to a very proactive buyer. The price I achieved was above what the purchasers we’re expecting at auction but just as importantly I was able to negotiate very convenient terms. As the vendors had not purchased their next home I was able to secure for the vendors a lease back arrangement for 6 months after the 60 day settlement at well below market rental rate allowing them both time and financial freedom as they researched and bought their next property. Their 4 year old son was also very happy he didn’t have move out of the only bedroom he had ever known just yet.
